The Year of the Journal

If you are close to me you probably know I am a big fan of daily journaling. You may be thinking why should I journal? For starters, journaling reduces stress, leads you towards a better understanding of yourself and empowers personal growth. It also enhances intuition and creativity, helps with problem solving and captures your life story. Have you ever had an elderly family member or friend who you have tried to get as many of their memories down in writing or on video before they passed? If we begin with the end in mind, as Stephen Covey writes in the 7 Habits of Highly Effective People, we write these memories throughout our lives instead of waiting until it may be too late. Even if you are not interested in a daily journal practice, how about once per year writing a year in review? Similar to the letter you wrote to yourself in our January challenge, accept this is a reflection of all you learned, experienced and accomplished over the previous year.

What to journal about? Start with what you are grateful for (your family, a warm home, the weather, your health, lunch with an old friend, that front row parking spot, etc.) and end with a few notes about the day. You may write one sentence or a paragraph depending on the day. Another great tip is every Sunday set your intentions for the week, both personal and business. You will get crystal clear about what is most important on a weekly basis. Another idea: if you are only interested in documenting your memories, several friends have done a beautiful job of blogging and incorporating their memories with photos. A Super Rental

If you RENT out your home for the Super Bowl, you can make BIG money, like up to $10,000 per day.

Sounds like a good offer, right?!?!

Companies offering Super Bowl rentals is a practice that started in 2008 and has gained momentum in the years following. Homeowners can pay as little as $50 and up to hundreds of dollars to have their home listed for rent through such companies.

A Texas-based company rented about 230 homes for the Dallas Super Bowl in 2011. "Competitive" prices had renters paying about $1,200 per night with high-end homes renting for about $5,000 per night. Though it may sound farfetched, another company in Texas has advertised that homeowners can make "up to $10,000 per day".

Some residents prefer to rent during the Super Bowl without going through an agency. Search web sites such as Craigslist and you will surely find a plethora of rental ads.

It is estimated that between 100,000 - 150,000 people will visit Indianapolis leading up to this year's Super Bowl. The 2012 Indianapolis Super Bowl Host Committee does not have a stance on home rentals but stresses that there are 13,800 hotel rooms in the area and that should be enough for the city's visitors.

So if you're looking to make some fast cash, perhaps the Super Bowl will come to a city near you!

New Year, New Healthier You!

It's that time again. Time to make the annual list of well-intentioned New Year's Resolutions. Unfortunately, resolutions often involve changes that are too drastic to be realistic in one's daily life. So for 2012, instead of making resolutions, why not focus on creating a lasting, healthy lifestyle change!

Simple Steps to a Healthier You

Think Outside the Box - Avoid eating processed/packaged foods, refined sugars, white flour, chemical additives, excess salt and trans fats. Read labels so you know what you're putting into your body.

Make Breakfast Count - Don't skip breakfast! It's important to kick start your metabolism. Eat protein AND high fiber items.

Plan Accordingly - Stock up on easy to grab snacks such as nuts, pre-cut fruits and vegetables. Keep a supply of dinner items such as whole wheat pasta, brown rice, whole wheat pitas, albacore tuna and canned beans.

Keep it Fresh - Eat 5 servings of fresh fruits/vegetables per day. Purchase pre-cut and washed for a quick and easy snack.

Scale Down - Eat on a smaller plate, so it's harder to overeat. When out, try ordering an appetizer with a side salad instead of an entree.

Drink Plenty of Water - Drink eight 8 ounce glasses of water every day. Water removes impurities, increases energy, enhances fat loss, reduces hunger and hydrates skin. Avoid carbonated, caffeinated or sugary drinks which actually further dehydration.

Keep Moving - Maintain at least 30 minutes of physical activity per day. Take a brisk walk, mow the lawn, try a new exercise video, play Wii or hit the gym.

Keep it Simple - Take time to de-stress. Stress is directly related to high blood pressure, fatigue and a lowered immune system. Add some daily relaxing activities like reading or gardening to free your mind. Make changes to free up time and bring balance back to your life.

Healthy changes are typically best measured off the scale. Ask yourself: do I have increased energy? Am I getting better sleep? Has my digestion improved?

Achieving good health is best accomplished by incorporating small positive changes into your lifestyle. Changes that become habits you can build on over time. It's all about making more good choices than bad choices.

A Letter That Will Change Your Year

The end of the year is a great time for reflection. How often do we say that this week, this month or this year flew by? Remember, how we spend our day/week/month/ is how we spend our lives. It is time to take charge and consciously choose how you spend your time. If you aren't planning your ideal year, it is unlikely you are living it.

The CRE Challenge:

This is great to do with family, friends, business associates or by yourself. Put on some inspiring music and set aside 10-15 minutes to write. You are going to write a letter to your future self.

1. Date the letter one year from now and write about your ideal year. What do you want your future self to be like, what are the different dreams and goals you would like to realize by then, what is your desired status of the areas of your life at that time? Think about personal growth, family and friends, vacations, fitness, recreation, hobbies, contribution, spirituality, business, education, health, financial, love and experiences. Be specific and have fun. Sign the letter when you are done.

2. Keep your letter safe by putting it in an envelope. Seal it. On the cover, write "To [your name]. To be opened on [date]". Replace [your name] with your name and [date] with the date that is one year from now. Put this envelope in a safe place where no one can access it.

3. Set a calendar reminder to open your letter 1 year from now.

Have fun with this challenge and send us your feedback! Tell us if you wrote a letter, who you wrote with and what your experience was like. We will include a reminder in our December 2012 newsletter to dig out your letters.

WHAT IS A SHORT SALE?

A short sale is a real estate transaction where the net proceeds from the sale of the property is less than the total amount owed to lenders with the difference being the deficiency. We list the property for sale and once the seller accepts a purchase offer and signs a Purchase and Sale Agreement, it is submitted to the bank with several other documents. Before the sale can be completed, the Lender must review and approve a preliminary HUD-1 showing the net proceeds and all closing costs. Typically, a short sale property is sold "as is" meaning the sellers will not make any repairs to the house after inspections. How long does it take for lender approval? It can take between 1-9 months to receive short sale approval. The time frame varies greatly depending on: the seller's ability to submit all paperwork in a timely manner, how many liens are on the subject's property, which banks and Realtor they hired to get the job done. When Chloe Real Estate works with a seller in this situation, we bring in a team who streamlines the process. Our average "time to approval" is 50 days from the time the Seller gives us authorization. 5 Simple Ways to Winterize Your Home

Fall is upon us and with temperatures beginning to dip, it’s time to start winterizing your home! After all, winter is just around the corner.

It should take about 2 hours to winterize a house and experts say that this small amount of time could lead to BIG savings on heating bills.

Here are 5 simple ways to winterize your home. Stay warm!

1. Change the direction of ceiling fans: Counter-clockwise rotation produces cooling breeze but clockwise rotation produces warmer air.

2. Install storm doors: Cracks in your door will increase the air flowing in and out of your home (letting the warm air out and the cold air in). Installing storm doors can help seal those drafts and reduce the air flowing in and out.

3. Remove window a/c units: Air sneaks in through the cracks of window air conditioning units so remove them during the winter when you most likely will not use air conditioning anyways.

4. Upgrade (and use) your thermostat: Upgrade to a programmable thermostat which is digital and typically very accurate. An older thermostat can be off by a couple degrees, resulting in wasted energy and money. Then program your thermostat with different temperatures throughout the day (such as nighttime and workday setbacks).

5. Service your heating system: A complete system check of your furnace should be completed annually.

CREATING WEALTH STARTS WITH A BUDGET!

A monthly budget can help you to decide how to spend your money, plan for your future, pay off existing debt, and build wealth. Tips for creating your monthly budget:
1. Categorize your expenses. Start with broad categories and then move into smaller ones.
2. Using your list of expenses, create two separate budget lists, one for essentials and the other for extras.
3. Review the lists to identify expenses that can be cut.
4. Estimate your monthly spending (use your checkbook, receipts, etc.). Then determine how much is spent on essentials versus extras.
5. Add up your budget essentials list and the extras list separately.
Subtract the essentials total from your monthly income. If you have money left over, subtract the extras total from that amount.
If you still have money left over, great! Look into a savings or investing plan (talk to your bank or a certified financial planner to select the right plan for you). If your extras list takes you into negative numbers, look for more places to make cuts. When it comes to saving pay yourself first!

Salem is a residential and tourist city in Massachusetts with a population of over 40,000.
